Construction Timeline

Base Stage

Site cut                           Natural ground level is excavated to create a level building platform (site requires both cut and fill operation).

Set out                            Outline of ground floor plan is pegged out on site.

Pre-slab                         Sewer, stormwater (generally) and agricultural drains installed. Underground power – meter box with temporary/permanent power.

Slab                                In slab services: water, power, excavation of piers and beams (if required). Pre-slab preparation.

Slab Inspection            Inspection and Certification by Engineer and private certifier. Poly (waterproof membrane) and steel reinforcement inspection, prior to pouring of concrete.

Frame Stage

Set out.
Pre cut.
Frame erection.
Frame inspection Frame Compliance Certified by Private Certifier

Telephone connection

Pre-wire.
Socket fit off.

Enclosed Stage

1.             Installation of windows and door frames.
2.             Installation of fascia and gutters.
3.             Plain roof flashings, valley irons.
4.             Roof cover.
5.             Plumbing rough in (hot/cold water lines, gas lines). The term ‘rough in’ refers to the installation of the basic components only. ‘Fit off’ is when the final components are fitted i.e. taps, basins etc.
6.             Brick layer complete.
7.             Straightening of walls.
8.             External doors are fixed (even if only temporarily).
9.             Electrical rough in.
10.          Security system, ducted vacuum, air conditioning and intercom rough ins (where applicable).

Fix Stage

1.             Plasterboard hang and fix.
2.             Plaster stopping (process where joins in plasterboard are filled with plaster compound in order to produce a flush finish).
3.             Doors, architraves, skirting, cupboards installed excluding shelves in robes, pantry and linen cupboards.
4.             Wall tiles to kitchen, bathroom, ensuite and laundry splashbacks, shower recesses.
5.             Waterproofing of wet areas.
6.             Stairs installed (if two storey).
7.             Fixing Inspection

Fit off/Completion stage

1.             Internal and external painting.
2.             On-site measurements and details for screens, mirrors and sliding robe doors (where applicable) sent to supplier for installation.
3.             Shelves to robes, pantry and linen cupboards.
4.             Granite or marble bench tops (where contracted).
5.             Garage door/s.
6.             Fit baths and spas where applicable.
7.             Fit off for:
§   Security (if applicable)
§   Intercom (if applicable)
§   Ducted vacuum (if applicable)
§   Final fit - carpenter fits all internal door furniture, toilet paper holders, towel rails etc.
§   Electrical - all switches, power points, light fittings, appliances.
§   Plumbing – taps and connections of basins, sink and trough to wastes, appliances.
§   House clean.
§   Floor coverings - carpet and tiles (if included).
§   Final site clean – removal of rubbish
§   Roof pointing to be complete.
8. Quality Management Final Inspection.

Practical Completion (New Home Presentation)

Construction on our new home is nearing completion; our Supervisor will set a date for Practical Completion approximately three weeks in advance.

During our Practical Completion inspection, the supervisor will explain the workings of our new home, go through any relevant documentation, and will answer any questions that we have about your new home.

Settlement

We have made it. Our home has been completed. Final payment has to be made and then the keys will be all ours.
